Annual water heater maintenance extends the life of the unit and helps prevent failures that leave you without hot water—or worse, with a leak. For tank water heaters, flushing sediment is the most important task. Minerals in Tahoe’s water settle at the bottom of the tank; over time, they reduce efficiency, cause noise, and contribute to corrosion. Once a year, shut off the power or gas, connect a hose to the drain valve, and run water until it runs clear. If little or no water comes out, the valve may be clogged—call a plumber rather than forcing it. While you’re at it, test the temperature and pressure relief (TPR) valve: lift the lever briefly and confirm water discharges, then releases when you let go. If it drips afterward or doesn’t reseat, it needs replacement.

The anode rod—a sacrificial metal rod inside the tank—attracts corrosion to protect the tank lining. In areas with harder water or higher mineral content, it wears faster. A plumber can check it during a service visit and replace it if needed; many homeowners prefer to have this done professionally since it requires draining the tank and accessing the top. For gas units, ensure the burner area is clean and the pilot flame is steady and blue. If you notice rust-colored water, rumbling sounds, or inconsistent hot water, don’t wait—these can signal impending failure. A proactive inspection and maintenance visit costs far less than an emergency replacement and the water damage that can accompany a sudden tank failure.
